What does a real estate marketing agency do?

It shapes how a development is presented and sold: who it speaks to, its brand, the website and CRM that receive every lead, and the photos and videos that show it. At Parallelo it all comes from one strategy, so every piece pushes the sale in the same direction.

When should you start?

Ideally three to six months before pre-sales. That is enough time to define the positioning, name and identity, have the website and CRM ready, and produce the launch materials. If the project is already selling, we start by finding out what is slowing absorption.

What changes in luxury real estate?

Buyers take their time comparing, often from the United States or Canada, and decide based on the life they imagine there. That is why production, English messaging and fast follow-up matter so much: a high-value lead who waits two days is already talking to another development.

From pre-sales to absorption

  1. Strategy and positioning

Who the development is for, who it competes with and what sets it apart. That defines the message, the channels and what gets measured.

  2. Project branding

Name, identity and narrative, designed for the buyer you want and to look right in renders, construction and delivery.

  3. Website and CRM

A fast, bilingual website with clear inventory, connected to a CRM that assigns every lead and alerts sales right away.

  4. Video production

Drone video plus architecture and lifestyle photography, made by our own crew with the brand in mind.

  5. Launch and follow-up

Campaigns, content and reports by stage. We track visits, leads and appointments to adjust whatever is not selling.

What each stage includes

Typical deliverables by stage of a real estate development
Criterion Presale Launch Absorption
Goal Validate interest and reach the first buyers Fill the calendar with appointments and visits Sell the remaining units
Brand and message Name, identity and narrative Messages by buyer profile Adjusted to what sells best
Website and CRM Sign-up page and lead list Website with inventory and CRM follow-up Updated inventory and lead reactivation
Production Land and surroundings by drone, renders Project video and lifestyle photos Construction progress and finished units
What we measure Cost per sign-up Appointments and visits by channel Closings and time to sell

Punta Mita, Riviera Nayarit and the bay

We work from Puerto Vallarta, close to the developments in Nuevo Vallarta, Bucerías, Punta Mita and Riviera Nayarit. Knowing the area changes the marketing: we know what oceanfront buyers look for, how each coastline looks on video and what a foreign buyer asks before booking a visit.

That is why we shoot on location with our own crew and write every piece in English and Spanish from day one.

  2. Strategic website development

Creating or improving a website that works as a business tool.

  3. Business-focused automation

  4. Photo and video production

Video productions, photography and drone footage, with our own crew.

Real estate marketing FAQ

How much does marketing a real estate development cost?

It depends on the size of the project, the stage and how much is produced. That is why we do not sell fixed packages: on the first call we define scope and priorities, then send a proposal by stage so you know what you pay for and what you get.

Do you work with brokers and agencies, or only developers?

All three. For a developer we handle the whole launch; with a broker or agency we usually start with the brand, a website with listings and the CRM that organizes every lead.

Is the material produced in English?

Yes. In Riviera Nayarit a large share of buyers come from the United States and Canada, so the website, emails and videos are written in both languages from the start, not translated at the end.

Do you produce the photos and videos yourselves?

Yes, production is in-house: more than 200 real estate photo shoots, more than 50 film productions and over 1,500 drone flights, made with the same judgment as the strategy and the brand.

Do you work outside Puerto Vallarta?

Yes. We are based in Puerto Vallarta and work in Nuevo Vallarta and Riviera Nayarit, as well as Guadalajara and Mexico City. For production, we go to the project.

How soon will we see results?

The first sign-ups arrive as soon as the website and campaigns are live; brand and search rankings take three to six months. That is why we measure from day one: visits, leads and appointments by channel.

Have a development coming up?

A 20 to 30 minute call to understand the project and tell you where we would start.
